Medford Township Planning Board Notice of Public Hearing
On November 19, 2019, the Township Council of the Township of Medford, Burlington County, New Jersey authorized, by adoption of Resolution 234-2019, the Township of Medford Planning Board to undertake a preliminary investigation to determine whether any of the properties in the Township in the general area of the intersection of Taunton Road and Tuckerton Road (the “Study Area”) qualify as a “Non-Condemnation Redevelopment Area(s)” as defined in N.J.S. 40A:12A-3 and according to the criteria set forth in N.J.S. 40A:12A-5, of the Local Redevelopment and Housing Law (LRHL) N.J.S. 40A:12A-1 et. seq., or, alternatively, if any (or all) of the properties qualify as a “Rehabilitation Area(s)” as defined in N.J.S. 40A:12A-3 and according to the criteria set forth in N.J.S. 40A:12A-14 of the Local Redevelopment and Housing Law (LRHL) N.J.S. 40A:12A-1 et. seq.

On March 17, 2020, by adoption of Resolution 73-2020, the Township Council added an additional property to the Study Area:
BB Block 2907, Lot 1 Owner: Lauth, William & Anna Address: 99 Taunton Road
Pursuant to the authorization of the Township Council, and in accordance with N.J.S. 40A:12A-6, the Planning Board engaged in the preparation of a preliminary investigation to determine whether any of the properties in the Study Area are in fact in need of Redevelopment, Without Condemnation, or, in the alternative, if any (or all) of the said properties are in fact in need of a program of Rehabilitation, pursuant to N.J.S. 40A:12-14.
Pursuant to N.J.S. 40A-12A-6.b.(1) the Planning Board has prepared a Map showing the boundaries of the potential Redevelopment and/or Rehabilitation areas and the location of properties included therein and has provided a statement setting forth the basis for the investigation (the “Map”).
N.J.S. 40A-12A-6.b.(1) of the Redevelopment Law requires the Planning Board to conduct a public hearing prior to making its determination on whether any of the properties in the Study Area shall be designated as a “Non-Condemnation Redevelopment Area(s)” and/or “Rehabilitation Area(s) prior to making its determination.
PLEASE TAKE NOTICE that, pursuant to N.J.S. 40A:12A-6.b.(2), a public hearing will be held on Wednesday, July 22, 2020 at 7 o’clock pm, prevailing time, at the Medford Township Public Safety Building, located at 91 Union Street, Medford, New Jersey 08055. At the public hearing, the Planning Board shall hear all persons who are interested in or would be affected by a determination that the delineated area is a Non-Condemnation Redevelopment Area. All objections to such a determination and evidence in support of those objections, given orally or in writing, shall be received and considered and made a part of the public record.
PLEASE TAKE FURTHER NOTICE that, as set forth in N.J.S. 40A;12A -6.b.(4), the public hearing may be adjourned, from time to time, and no additional notice will be provided.
Copies of the aforesaid documents, including the Map and the Study, are on file and available for public review at the Planning Office in the Medford Township Municipal Building located at 17 North Main Street, Medford, New Jersey 08055 and may be inspected by any interested party during regular business hours, normally 8:30 am to 4:30 pm.

NOTICE OF VIRTUAL MEETING: It is anticipated that the Planning Board Public Hearing on July 22, 2020 will be held in-person, and physically open to the public hearing as set forth in the Notice above. However, because of the limitation on the number of persons who can physically attend the Planning Board meeting, or if the meeting cannot be held with in-person, participation in and attendance at the meeting will also be offered virtually and remotely for all Board members, members of the Township Administration, the Board Professionals and all members of the public.

All members of the public are invited to call in, listen to all or part of the Planning Board Public Hearing utilizing the access information provided above. Any person interested in or who would be affected by a determination that any property in the Study Area is a Non-Condemnation Redevelopment Area or Rehabilitation Area may virtually appear, call in and be heard, object or comment on any of the matters to be discussed at the public hearing. However, the viewer/caller must remain on “mute” and not interrupt or comment except during the Public Hearing portion of the meeting on the matters set forth herein. All public comments shall be limited to five (5) minutes.
As noted above, copies of the aforesaid documents, including the Map is on file and available for public review at the Planning Office in the Medford Township Municipal Building. However, in the event that the public hearing is conducted virtually with remote public participation, the Map will also be posted on the Medford Township Website by clicking HERE . For those unable to access the Map on the Township Website, please contact the Planning Board Secretary to schedule a “by-appointment” only for pickup of a copy of the Map from the Township.
